The property offers the following units:

• S1 – First Floor: A 145 m² apartment comprising a kitchen/living room, six bedrooms, three shower rooms, and three toilets.
• S2 – Second Floor: A 145 m² apartment with the same layout as S1 — kitchen/living room, six bedrooms, three shower rooms, and three toilets.
• S3 – Third Floor: A 145 m² apartment currently undergoing planned renovation.
• Fourth Floor: Divided into four self-contained apartments intended for Erasmus programme students. Three of the apartments feature an upper-floor double bedroom; the fourth has three bedrooms. All units include a kitchen/living room. A floor plan is available upon request.

Reservation Conditions

• A full-semester individual contract is provided.
• A minimum stay of 150 days is required.
• Reservations may begin no later than 1 September (for a stay through to the end of January) or 1 February (for a stay through to the end of June). If you plan to stay until these end dates, the start date is flexible, provided the total period exceeds 135 days (4.5 months).
• Rooms and apartments are priced for one person. For an additional occupant, a supplementary service charge of CZK 3,700 per person applies, covering water and sewage, household waste collection, cleaning of common areas, and electricity.
• The deposit is equal to two months' rent, payable in cash (EUR) upon or before arrival, and fully refunded upon departure.
• If a tenant cancels more than one month before the contract start date, the full security deposit is returned.

House Rules

1. Guests are welcome until midnight without prior notice.
2. Overnight guests are permitted; a fee of CZK 200 per night applies.
3. A final cleaning and bed linen fee of CZK 2,000 is charged by the host upon departure.
